Letting a son live rent free

If we let our student son live rent free in a house we own can he
- use the rental from letting out rooms to other students as income to repay us for loan for furniture & for his living expenses without having been deemed to be gifted the money by us
- rentals will probably exceed the rent-a-room relief, but if not, can he avail of that if it is his primary residence

Is the fact that he is rent-free deemed as a gift that accumulates against his allowance for inheritance?
 
Not 'rent-a-room', if you don't live there yourselves.
Not his income - its your income - and potentially taxable income at that.
Quite possibly a gift, but unsure if its taxable - its depends on the market-rents in the area for a room.
 
Thanks - I understood that you could claim rent-a-room on a rented property so long as it was your primary residence. Just hoping it might count even though it is our property.
 
You don't have to be the owner of the property to claim rent a room relief. A tenant, who is subletting with the owners permission, can claim it.
