hello folks

I am nearly finished decorating the house and am looking to rent it out rfor a few years until i want to move down there ( limerick)

Is there any point in going through a Lettign agent or are they just a waste of time doing nothing for letting out a house and charging you a cut of it?

Are there any benefits to them.. the only one i can see is that they can vett tenants as i am based in dublin, or should i just try to have veiwing on a saturday instead?????

any and all information is appreciated and also names of a good LA if there such a thing :)

I'd stay away from them if I could, 8% of your first year rent roll on average. Get good photos of the property (5 or 6) and put it up on www.daft.ie. Costs you E30. Show the property at the same time to all interested parties if you are short of time. Try local papers too. If there are hospitals or colleges nearby contact them as they often keep a register of local landlords.
 
In this case, as the house is in Limerick and you are in Dublin, I think you should be looking at a letting/management agency. Letting agents only vet the clients and set up direct debits for you whereas a management agency will attend to call outs etc. if anything goes wrong. You can hardly drop everything and rush down to Limerick in the event of urgent repairs etc.

In general I don't use a letting agency, but I am located quite close to investment properties. All agencies will negotiate on fees IMO.
