A relation of mine just sent me a query around the price quoted for the purchase of a house. It appears a bit high from my point of view, but would like others opinions on it. The big thing that is confusing me is around the 'first registration', as surely this would need to be done by the seller in order to sell the property in the first instance
Conveyancing, Communications, Emails etc 1,200
Legal Fee: Checking Title for boundary properties 200
Legal Fee: First Registration in the Land Registry 500
1,900
VAT 437
2337
Non-VAT outlays
- Land Registry fee on First Registration 130
- Land Registry fee on transfer 700
- Land Registry fee on mortgage 175
- Land Registry fee copy folio and file 40
- Corporate Access Search fees 90

Is this a bit high, or am I missing something here? My own conveyancing and purchase back in 2011 was less than 1,500, as was my mortgage switch last year.
