Legal Definition of An Apartment/Duplex

Just trying to think outside the box on this one. (Obviously need to if i'm thinking about it at midnight on a Friday!)

Does anyone out there have a definition of an apartment/duplex V's a townhouse? I'm looking into a project at the moment that could work if i can add an apartment/duplex (not enough private open space to get permission for a house). The existing property needs extensive renovation and an extension, so an 'Apartment' could be included.

Also has anyone done anything like this before?

Thoughts, comments and advice greatly appreciated.
 
Townhouse : One of a row of houses joined by common sidewalls

Apartment : A room or suite of rooms designed as a residence and generally located in a building occupied by more than one household

Duplex : A two-storey house having a complete apartment on each floor and two seperate entrances

Im not sure if these are "legal" definitions or not, but I've been trying to get an "apartment" insured all week & all Ins. Companies would not quote unless a Management Company was in place (which there isnt). Now it seems my "Apartment" is actually a "Duplex" I wonder if they'll give me a quote now ........???
 
So if there was a common entrance i could conceivably call the additional property an apartment?

I know that this will depend upon what the planners consider appropriate but it is probably worth a punt.

Any planners out there with a point of view?
