Leasing Out Apartment:What to avoid?

Hi All,

I'm planning to lease out my 2 bed apartment in Dublin. I plan to lease it out for 6 months and will only be an occasion visitor to the apartment. As I have no experience in this area, I'm a bit nervous about making the wrong decisions.

My main queries are the following:

What are the general what to do and what not to do's?
Should I get some form of home insurance to protect against injury liability?
What can I do to avoid problems when collecting rent?

Any help from people with experience in the area will be greatly appreciated. Thanks In Advance

The usual is a 12 month lease in Dublin, but you may be lucy to find somebody to rent it for 6 months, and you may get a higher rent as this would be classed as a 'short let'. Never leave your own personal possessions in the property or anything valuable. Yes Insure the contents and make sure there is Public Liability on the Policy -- try Quinn Direct. What postcode is the property - then you wil get a fleet of replies on the dos and do nots.

Bear in mind that if you let out the apartment then you will have to give your tenants appropriate notice of your intention to visit, unless you're keeping one of the rooms for yourself and just letting the other one as a flatshare.
