Leaseback Properties - Best Countries?

Hi all

I'm new to Leaseback properties and excited by the initial prospect. However, need to learn more! So here I am. Any help much appreciated!!!

Looking around at leaseback properties it seems that most are offered in France, but I have heard that the same (identical?) scheme is also available in other countries too - including Spain and Switzerland.

Can anyone here list what countries actually do the leaseback schemes and if any countires have any drawbacks over others.

Personally I would avoid leasebacks. Firstly they are set in underdeveloped areas that they are trying to inject some capital in and improve, so the old catchphrase location location location is out already.
many of the leasebacks have clauses in the contracts that you dont take the property back after your ten year or whatever term, and the vendor gets to lease it out for another 10 years
finally the return on a leaseback is usally a max of 5%, which is not great at all
