I'm thinking of investing in a Leaseback property in France. Can anybody give me advice on where is the best place to buy at present. Paris or Languedoc/Rouisson areas keep coming up.

How much of a deposit should I have to pay?

What are the pitfalls/risks?

Has anbody invested recently and would you be willing to tell me more about your investment.

There are lots of existing threads on leaseback investments in France and elsewhere. You should search/browse for these as they may answer some of your questions.
 
Hi I would advice you to hold your horses for a couple of months if possible. There are many problems with leaseback properties in France. Owners of several leaseback properties in various places in France have getting together to fight gains crooks and problems.
However if you really want to invest in France, I would suggest you to buy a normal property and to rent it, as you would do in the UK. You will encounter less problems.
 
in total between 70 and 120 (the big difference is that we are waiting for more confirmations - only one or two owners have contacted us).
 
Hi, my brother has a unit that was "sure fire" and it has broke his heart, one year's rental out of three and none since 2007. WOuld he purchase again? NEVER. And this was purchased thru one of the first agents selling lease backs. We know another friend who has purchased an apartment block (not massive) with two friends and he is overjoyed with it. Getting good returns. This friend has always told us to stay away from lease backs as there are to many fingers in the pie before you can get your portion. All the best.
 
We looked into leaseback a few years ago & eventually decided not to go there. Most of them are located in areas that are not very popular, so can be hard to rent and almost impossible to sell. We were advised to select a popular area and buy directly and rent it out. At least you should be able to sell if you need to.

If you do decide to go the leaseback road, make sure the rental guarentee is back by a financial insitution - you don;t want to have to chase some dodgy builder who has upped & left.
 
I am just after buying a Leaseback property so this is not good to hear.

A friend of mine has 5 Leaseback properties and he has had no problems to date.
It was on his reccomendation that i bought an appartment near Cannes.

Sorry to be flipant here but I hope that your "friend" wasnt the agent who sold them to you!
 
No he has nothing to do with selling property.
He uses about 20% of his own money and the rental income covers his mortgage in the first few years.
Rent increases as time goes on

In years to come he and his family will own several properties in France for a relatively small outlay and in the meantime he can enjoy the good life in the south of France.

I know its not a get rich quick investment but if you had some money to spare it might be a nice enjoyable way to spend it.
 
The thing about leaseback is to make sure its a good area. Perpignan is probably the best from an appreciation point of view.

I used Key to France whom I found to be very good and knowlegable about the area. They are tending to steer away from leasesback but they would be a good source for information.
