Leak covered by Homebond guarantee?

A leak has appeared in a bedroom during the last two weeks rain.

It appears to be coming in right at the join between two semi-detached houses; our house is higher than the one next door and the leak suggests it is near the chimney.

A roofer has had a cursory look from the inside and (without getting up there on ladder) thinks it may be related to a crack in the chimney or a lack of 'flashing' put in by the builder when the house was built in 1998.

If it proves to be serious, is something like this covered by the Homebond guarantee?

The problem might be easily solved : The lead flashing at the chimney extends underneath the roof tiles, The end of the flashing should be turned back on itself for about 3/4" , the reason being that if wind blows rainwater up along the flashing it cannot go any further than the bend.
With the recent storm (heavy rain, strong wind) conditions were perfect for rain to get under the rooftiles if this bend was not in place. If you are handy with a ladder & not afraid of heights it will only take 10 mins to rectify & cost you nothing.
