Landlord Selling House

Hi, wondering if anybody can help.
Our LL has informed us that he is going to sell the house.
He gave a set of keys (of our house) to Estate Agents and also gave my mobile to them so that initially I could set up an appointment with them to come in and view house before marketing it.
I informed EA that I always wanted to be present when a viewing was taking place (as this is my house and all contents are mine).
This was all fine, at first, but now EA is being rude to us demanding to know why I am not available, if I am not available to do a viewing.
They have put up a for sale sign in the front garden and from other threads I have read, this should not happen until the last month of notice. They should also not be doing any viewings of the house until the last month of notice. LL hasn't even given us notice!
I have contacted Threshold for advice but all they can tell me is the normal notice periods, which I found out for myself, via their website.
Is any of this legal and do I have to let EA in with potential purchasers to view house, and if so, how many times a week in normal? Should EA have set of keys to my house?

Any help would be appreciated.
 
I'm surprised Threshold can't give you more info than that about the LL (or their agent) entering the property and what notice must be given. Maybe try the PRTB to see if they can offer any more advice.

As far as I know, the Landlord must give you notice to gain access to the property for repairs & maintenance or for a scheduled "check" of the property (if it is in your contract). So I reckon this should be covered in your contract, and if it isn't, they need your approval & agreement to how it is done.

I would think, if viewing are to happen while you are renting the property and you agree to it, the landlord should compensate you. I don't think you "have" to allow access - what happens if some of your property goes missing during a viewing or something gets damaged? Who is responsible for making sure the place is clean?

Thanks for replying, I have contacted PRTB today and am waiting on a reply.
As for who is responsible for cleaning the house for a viewing, I don't know, I suppose I am, without pay! It has all been handled very badly on LL's part. It seems to me that he wants nothing to do with the sale.
Yeah, the contract says we must let him in for 'inspections' and 'repairs & maintenance' but hold on a minute - maintenance? LL doesn't know the meaning of the word! For the past nearly four years, we have complained pleasantly, about various things, as we do not want to be difficult tenants. I'm just holding out until it is four years then he has to give me 112 days notice.

PRTB are no help,call threshold again and ask to speak to jenny or jane. she is a lovely girl and helped me out in the past.

I would stop all viewinging until you find out your rights. I am a landlord & I would never enter a tenants home/property without notice - I would agree with you, once the tenant is paying rent, it is effectively their property.

If PRTB or Treshold can't give you a definitive answer, request the viewings are stopped unless you and the LL can come to an arrangement (financial or otherwise).

The "cleaning" & "responsiblitiy" questions were ment in a hypotectical sense - what is €500 went missing fro under your mattress, what is a viewer caused some damage to the LL's property, what is the place was so dirty a viewer complainer (no reflection on the way you keep your place!!)

As a LL, if I wanted a tenant to do me a favour, such as this, I would certainly make a gesture to them in terms of a reduced rent. I'm particularly aware of not entering the premises as I has a situation in the US where the LL's son used to let himself in at all times if the day & night - a VERY loud screaming session after an unannounced visit when I was on my way out of the shower, at least made sure he rang the bell
 

The EA is working for the LL and will be operating as per his clients instructions. Any issues that you have are directly with the LL. If you feel that you may be more accommodating if there was a reduction in rent then just inform him as such. He just wants to sell his house with as little fuss as possible, but you just need to be firm and explain to him that your needs are paramonut until the lease is up. I would start looking now anyway and find somewhere else.
