Land Registry v Registry of Deeds - what's da difference?

can anyone tell me the difference betweend Land registry and registry of deeds?
the house i'm in process of buying has "registry of deeds" title, which is great, cause means a much smaller solicitors bill (about 1000e all in) but I don't understand what the difference is?

are there any disadvantages or pitfalls that i need to be aware of?
particularly for when selling the property later on?

Two systems of title registration. Land Registry title is state guaranteed, Registry of Deeds is not. In the ideal world all titles would be Land Registry ( they are more transparent) but its a huge burden on the State and its unlikely that they will want the expense.

Registry of Deeds title is fine - although it can be cumbersome.

No reason to delay closing - same problems that arise with Land Registry can arise with Registry of Deeds - any issues will get resolved during the course of the conveyance.


(b) payment of 'ground rent'?
Only applies to Leasehold - Registry of Deeds covers all titles. If there is a ground rent issue, vendor normally pays anything outstanding to closing. Its a matter for the purchaser to decide if they want to buy out the freehold.
