Would you not just go to a solicitor? Once you explain the position ( e.g. whether or not you have any entitlement to be registered as registered owner, whether Probate in a previous owners estate needs to be extracted, whether or not the title is registered in the Land Registry, where the title deeds ( if any) are ?) they can set out what you need to do and how to do it. And yes, of course they will charge but I always have a concern about people asking these "simple" questions as very often they do not grasp what is involved in achieving what they want to achieve.
