We are bidding on a house at present, which requires a kitchen extension (the original kitchen is about 7ft x 5ft!).

As I have no relations or friends who have recently got one built, I can only turn here for guidance!!

I'm looking for any thoughts or rough quotes of how much I could be looking at for a 12ft x 16ft pitched roof kitchen extension.

We need to get a rough guide to the cost, so as I do not want to bid too high thus leaving me with not enough cash to get the extension done.

Just finished one that is approx 16ft by 25ft and paid 30K. This included some extra internal plastering work and garden work plus drive. This did not incl the cost of the kitchen itself which was 8k.

Really happy with builder and you are most welcome to have a look at his work if you are interested. PM if you need more details.
 
Thanks TheBlock. I was hoping it would cost in or around 20-25k. Just to add, has anybody used a conservatory to house a kitchen?
