Kilbeggan?

Hi thinking of moving to Kilbeggan or surrounding area? Could anyone tell if commuting to Dublin would be possible? When is the new motorway opening up? Any opinions greatly appreciated.
 
Nice area, but heading to Dublin every day.....
That's a lot of driving. Think long and hard about that, you won't gain if you have to spent 2/3 hours in a car every day.
 
The motorway is well ahead of schedule, although I'm not sure when it will actually open. Remember though that you will end up with a huge bill for tolls if you are travelling Kilbeggan-Dublin everyday. The M4 Kilcock-Kinnegad will cost €2.60 each way from January, I don't know where the next toll booths will be, but I'm guessing you will probably have another €2.60 or more to pay for Kinnegad-Kilbeggan. That's over a tenner a day in tolls alone. Or over €2,500 a year, then there's fuel, sevicing, depreciation etc. Just remember to factor all that into your household budget when you are trying to figure out if it really viable to live in Kilbeggan!

BTW not much in the way of supermarkets in Kilbeggan.

There won't be any additional toll on the new stretch.

Kilbeggan is showing potential but paying 20K more for a house in the new developments on the northern side of Tullamore might give you better quality of life as you'll be closer to more amenities and be able to socialise in the town at the weekend.
Since everyone is expecting (but we're not allowed talk about it here) a property crash in commuter areas outside Dublin you might want to hold off and look at commuter towns closer to Dublin. There's the best part of a thousands houses zoned in Kilbeggan so no hurry to make up your mind as there be plenty coming on stream over the next few years.

If you have familial ties to the area then consider commuting so that you are close to home in the evenings and weekends but otherwise I think you'd be mad.
 
33 houses were launched in Kilbeggan last month and were all sold out in one afternoon. Most were bought by families. I think the reason is the 3 beds were sold at 240,000 which is at least 60,000 cheaper than a same standard house in Tullamore. The motorway will also develop the town.
