Would any of the changes she's made have needed to go through a solicitor? It might help with the paper trail.

Yes, I approached the solictor that we normally deal with for conveyancing. (usless a$$es based in Bray, a quick look at rate-my-solicitor will tell you...) Left phone messages, emailed on several occactions with 3rd party read receipts. Can only assume he is representing her.

P.S. How can you tell or what's the best was to approach a solictor to ensure there is no conflict of intrest & that they are nort representing the other party?? If I do ask and they cannot surely they will pass on my request and details in the email to the thrird party? I know this kn0b in Bray would have... Good luck to the ex on this one!!

Why don't you ring or call into the Bank/Lender who gave you the joint mortgage, the Mortgage account number will be on some of the documents.
They will tell you how much the mortgage is for, if it was topped up and when etc.
Then at least you will know part of what you suspect might be going on.

Mortgage checks out OK. All they can confirm is the drawdown amount which is correct, current outstanding and that we have been on the same rate (VAR) since drawdown.
Direct debits were changed last year to manual payments... I did not know, but why is there a burden stamped higher on the land reg folio??

Wouldn't your Mortgage have been LESS than the price of the house, unless you got a 100% mortgage. You would have used some cash to pay the deposit.
So the full house price is shown on the land registry (I think?) but the mortgage will usually be for less than that if you have paid a deposit in cash.

Of course, but mortgage is way less than the burden stamped on the folio.
