Brother thinking of buying there of plans in the near future..

It's 'Key' alright.

It's located a little bit further from the water than most of the developments in this area, but priced lower too.

There is a question concerning the parking in Island Quay. You dont actually own a parking space you buy a 'licence to park' and it looks like the developer may put in parking 'racks' does any one have experience of these?

May end up being very expensive to maintain.
There is also a house on the site that the developer has not been able to purchase as yet- not sure how this will effect the development.

Was looking at this place on their website [broken link removed].

Has anyone bought here? It looks quite nice and seems to be priced quite well given what you'll pay for a new apartment is Ballinteer or some other such place. Some of the balconies are huge as well.

Within walking distance of the IFSC (5 minutes away) and nice and central to town.

Anyone know anything of interest about them?
 
I signed for one in Feb. in block 3, looks like they won't be finished until September next year. The prices haven't been dropped by too much since as far as I can make out. The blurb from the builders so far says that the service charge should be around 1k but with all the wood cladding and 3 lifts per block to maintain could be optimistic. The location's pretty good and should improve long term, you prob. don't have to put a huge deposit down in the current climate either. Second hand apts in the Lighthouse would prob be a much cheaper option though you have a bit of a longer walk to the quays

we bought a 2 bed in block 6 for €340k with no parking (30k for a parking space seemed a bit steep!)

We were due to complete Feb 08, then august and last week we were told October (but we're not holding our breath!)

Heard mixed reviews about the area but when the luas, point village and spencer dock are complete we should be ok - hopefully the value will at least hold! We are getting it revalued and will try and get the price down a bit...although we paid a 20k deposit so we may be stuck! Looking at what you can get for your money at the mo we were even of thinking of walkin away from the 20k! 900sqft apartments in sandyford for 340k now! im looking forward to moving in though and like the idea of being so central...our balcony is massive too! Anyone bought here and negotiated on price with Brian Dwyer?
 
Is the deposit refundable? Would be interesting to the price could be renegotiated! Good luck!
 
I'm not so sure you casn just 'walk' away from your €20k deposit. What happens when the developer comes after you for breach of contract etc. and you have to pay his legal fees and any outstanding money he loses as well?

The way things are going with prices falling,this is becoming more and more likely.
 
It's an interesting one, there's been such a gap between signing contracts and completions at this stage that the final valuation for the mortgage is bound to be lower than the contract value. It's not possible to just walk away but what happens when you get your loan offer and there's a big gap that you have to cover? Hard to see how the courts would force you to do that if you can't afford it in a joe public vs. the builder situation, though no doubt there'll be test cases coming down the track at some stage
