Is Thomondgate Really Bad?

I would welcome views here from those in the know - is Thomondgate Limerick city ok - or not ok - for students to live (both males, 19 and 20)?
The area is off sexton st North just after High Road.

Thomondgate is just next to Thomond park and mainly a residential area. I am sure there are quiet a few students living there as its near LIT. Its ok but would you not try the Student village down the road. But as for living there its fine no more worse than any other estates. Good transport links to town and walking distance of LIT

They are in Thomond village at moment but find it too far out and have to wait ages for buses into town. Thats the appeal of thomondgate area Im asking about, yes I know its very close to bus and within walking distance of town and Lit. They want to be more independent for next term and looking at a place around this area. Thanks for your reply!
