is there stamp duty when buying a second house

I have a house for 5 years now and it has been rented out and still is. I have bought a new house for €295,000 and 96 Sq M.

As I am not a first time buyer, do I have to pay stamp duty of 5% or am I exempt because the size is less than 125 sq. M.
