Is it possible to extend with 60K

Hi,

We bought a 3 bed 1970s bungalow. We are looking to extend it and hoping to do this for 60k or less. We have 20k put aside just in case but we really don’t want to use this up unless we have to.

So my question is will we be able to do much for 60k?? We’d like to extend the sitting room that may include a pitch roof (think that’s what it’s called) and we’d like to replaster the front of the house and maybe replace the roof tiles oh and add an ensuite to one of the bedrooms. Am I asking too much or will it be possible with 60k. We don’t live in Dublin.

not including heating,electrics,paint etc
 
60 K should get you a decent single storey extension, especially
as you’re outside dublin, I have heard of builders building extensions
for €100 per sqft but in dublin I've also seen prices of €220 per sqft.
you really should find a builder you know/trust or at least someone
you could be recommended to talk to. The cost of your works will
depend on a number of factors - finishes, ground conditions, planning
restrictions (if applicable) site constraints etc. the list is endless.

One more question for anyone reading this. I will be getting plans drawn up but I'd like some idea of price before I look for planning permission in case it works out more expensive than I thought and I'll have to change my plans to suit. Will builders give me a rough idea before I have plans or will I need to have my plans first?

any builder will give you a price, but don't put the cart before the horse.
First settle on the design you want, then get drawings prepared to reflect
this only then touch base with some builders and get some prices. After
you get a couple of quotes in you can then revise your plans to reflect
the costs involved. once you're happy with that go for planning permission
(if applicable - check it!)
