Investment scheme near Polish beach

Does anyone have any thoughts on the below. Does it look expensive ?

Does seem expensive (€106,700 for a 25sqm room) and the returns seem to be incredibly high (expected rental income per year of about €9,600).

I don't know anything about the location but judging from the map

it seems to be as close to Berlin as Gdansk (good thing for flights and rentability). But the satelite view shows that the area around is very undeveloped with limited access. Also the coast in the area is one 200Km long beach so beach access is not all it would be here.

Oh, and you definately can't surf in the Baltic.
The town lies between the sea and the Resko-Przymorskie lake, which features a marina with watersports facilities including surfing.
In fact the holiday season in the Baltic is quite short just encompassing the summer months. That rental return looks very high.
 
Thanks for all your info. Over in Poland at the moment on business. Not warming to the people at all (getting ripped off in taxis, hotels etc) so gonna buy in Madrid instead.

This morning i bought a large coffee (duza). I got two small cups. She explained that she had no large cups left. This after i paying. Its just different over here.
