Hi - have just purchased an investment property and will be renting it out. What insurance do I need to take out - the management company fee covers buildings. Obviously some sort of contents insurance - can anyone recommend a company and do I need to consult the tenants ? (for a list of possible valuables).

many thanks

AFAIK you can insure against contents while the tenants personal contents can be insured by the tenants themselves. It is not usual for their own personal contents to be covered under your policy.

You will need public liability insurance.. 123.ie cover investment props at very low rates but i dont know how good they are in a claim situation

I found Quinn direct very competitive. Make sure that you have a clause on your rental contracts that the tenants are liable for their own personal contents and that you are imdenified from any claim, loss or damage to same.

lending institution can often be cheapest as the insure gets bulk and may not 'load' the premium as rented property.

Also, as others have stated, you can only insure YOUR contents and YOUR liabilities, you cannot insure those of TENANT.
