Hi ,
I have sat on the fence for years now and have decided to invest in Northen Ireland.
I've read that many people would say I have missed the boat but they said that about Dublin a few years ago....enought said!!!
My problem is I don't know anyone in the north to ask about the best locations, Tenant availability, Auctioneers , Solicitors etc...
I'd appreciate some tips from anyone that has knowledge of this type of investment.
I would like to buy a 2 bed apt with a max budget of 250 Euro.

Hi, can you borrow from a financial institution down here to buy a house in the North?

If so, does anyone know who does these type of loans?

you can get a mortgage up north for properties up there.

Belfast is booming at the moment and there's lots of nice developments going up there, for example:

www.obel.co.uk (sold out on the first morning).

[broken link removed] not released yet. Harcourt Developments are building them.

Typical capital appreciation in Belfast over the last year has ranged from 25 to 30% and sometimes even higher. I have seen 40 to 50% in terraced houses in areas that woudn't have been great a couple of years ago!

I seen one house that increased by about 80%. I was looking at it but it was in the dodgiest of loyalist areas that nobody would touch. A lot of the loyalists have moved out so the investors have moved in and prices show up ( i.e. from a low of 50,000 sterling for a 3 bed house to 90,000).

Interesting times up north...

I would stick to nationalist areas - especially if you are not dealing with an estate agent. I bought myself about 15 months ago and have seen capital appreciation on a new apartment of over 60%. I would stay out of the border areas as they seem over priced to me though newry is seeing good rises still. Mine is on falls rd and I would buy there again.
 
I borrowed with Halifax. Just lied to them and told them I was moving to belfast and was continuing to work in dublin for personal reasons. Gave me 97% of the purchase price. If you borrow off a southern bank they only give you 80%.

Halifax may not be the cheapest but I was just happy to get the finance

I am considering investing in NI (Belfast) commercial property, probably in retail. Does anyone know of a good overview report on the performance and/or outlook for the NI commercial property sector??

Also who are the leading commercial estate agents there?? e.g. equivalent of Lisneys in ROI say

Finally, do they have an equivalent of a section 50 capital allowance tax write off for student accommodation in NI/UK, does anyone know??
