Investing in swiftbrook/Tallaght

Hello Everyone,

Advise needed, I'm a FTB,thinking of buying in swiftbrook in tallaght.to rent out as it is around my limit.the market is soft now so i can haggle abit.Is it a good area for rent? Do you think the value will go up,hoping a raise in capital in the next 5 years when i sell!
 
Its certainly a buyers market at the moment prices may even go down a bit further I know the area quite well it would rent reasonably quickly obviously you would need to do your own research daft other landlords etc no one can tell the level of cap gain if any there is going to be best of luck
 
Brilliant,so what do you think of Sundale for investment?
 
A lot of people I know from Tallaght dont like Swiftbrook. Also Sundale is comign down in popularity due to increaed numbers of council teneants moving in.
 
HI mero 2002 I have recently been looking into the ras scheme with the co council and dublin corpo might be worth bearing in mind particularly in the areas you are thinking of buying which with all due respect would attract a certain type of tennant its available on their web sites

Good idea but still i'm not a professinal landlord.i don't to be awaken at 4 am by the tenant,had a house broken into or broken windows.i think i will go ahead with springfield or firhouse or st john in clondolkin.
