Interested in a site - next steps ?
I'm interested in buying an advertised site in the west of Ireland beside the sea, and I would like to find out the market value of it. The site planning permission has run out 2 years ago and no building has been initiated - so the first big question is if that planning permission would be reinsated (after reapplying of course)... I'm going to try the following steps to get the true market value...
1a. Get a copy of the original planning permission documentation
1b. Ring up the planning dept. and ask them what the chances are of getting it, or if there were any problems originally
2. Go down to the town (I'm not local to it) and talk with an auctioneer (or 3
), tell them I'm interested in buying a site,giving a similar description, and ask how much I would expect to pay
3. Get an architect to view the site and confirm that everythiing is in order
Would these seem like logical steps to get a best-guess, or am I missing anything out ? Any tips would be greaty recieved...

p.s. I'm not to sure about step 3, if that should be a survey, or auctioneer, or if it should all be in the planning dept. already
