if you are refused a top up, where is the best place to look for money?

if i get refused a top up on my mortgage, what is the best solution to get more money?
 
we are looking for a futher 50,000 on a mortgage of 210,000
 
You need to post more details about your salary, other debts, payment history, whats the 50k for etc to get any sensible advice.

Other than that there is always the money tree at the bottom of the garden
