If anyone has had dealings with Springs International properties in Cork or Dublin please message me .. would like to hear of your experiences - Im dealing with them at the moment and lets just say - It aint going well...

Have dealt with them on the White Castle apts.Found their service very bad especially after sales.Stupidly bought at way over the real value because of a 4 year rental guarantee.Am dealing with home-center now but still haven't received any money.They just keep on looking for more

I bought through Springs, I am, so far, happy with my purchase as it is a nice apartment and is rented. I have to say ,however, as soon as contracts were signed springs didnt want to know,just referred me onto Home Center. Thankfully I found Home CEnter fine to deal with but if I had major problems I got the distinct feeling Springs were not going to be all that interested.i.e the sound of hands being washed of the whole transaction once Estate agency fees paid.I asked one or two things and was fobbed off and told to deal with Home Center direct which if nothing esle was extremely poor PR

Inother words I have nothing actually bad to report but was not impressed either.

One word of caution as to the stage payments,you need to pay them on time even if not asked for them as interest will be charged(although I feigned ignorance and was let off

if my memory still serve me well then during the last 4 week we already talked about spring / home center. some of the people were complaining about the price, saying that they overpaid by 30% - 40% etc'
spring used to be the marketing channel for home center , from what I know they are not relay working any more so I don't think that you can expect much of help from spring in that matter....

Is it Germany or Budapest you are buying in? Either way you may find that you are paying well over the odds for your appartment. If you can go over to the local estate agents in the country of your choice. I would be surprised if you did not get a better deal

I bought in White Castle in Budapest. I am having majir legal problems with them. My apartment is still in their name even though I have the keys and have paid them over 2 years ago. I think the apartment is quite accuratley priced however. u have a 1 bedroom which is fairly good spec.

I have been told that they will send the transfer of ownership to me next week. Have you had yours sorted ? I have paid stamp and all maintainence fees.

The apt. has not been put into my name yet.I bought with a 4 year guarantee but haven't received any money yet.They told me I would first have to pay 800EUR maintanence costs before they would transfer ownership. The apt. has been paid for since april 06

My apartment is in another Springs/Home center development but just wondering what "deeds" or other documents have you signed with them?When I went to snag property(may 06) I signed various documents with home center but Im not sure they had the usage permit then,subsequently they got that. My place has been rented since mid december but only two months ago I got docs to sign from the lawyer Dr H and I have to go and sign these at the Embassy(i have been sitting on them since then but am going to sort it out next week) I could have gone to Budapest to sign in person but it didnt suit. It includes a very long document setting out terms and conditions re use of apartment( in hungarian)
Have you already done that ie are you ahead or behind me in the paperwork. I dont know how the land registry system works there in terms of delays once the paperwork has been submitted or how you can find out if it has been submitted. I know ,if its any consolation, that in Ireland the land reg can vary from completing the paperwork in weeks to taking 3 years through no fault of the person submitting the paperwork but whether they are more or less efficient in Budapest I dont know!

I presume the lawyer is th same for all their developments?

Well as it happens I have sought legal advice. And this is the final opportunity I will give them to sort it out.

I pressume that you are getting the same story as DrJohn and myself.
I would to find out if there are other members here that have bought in White Castle. I have a feeling that Home Center are going to dissapoint us again. My solicitor in Ireland wants to build a case- perhaps all members would like to discuss beforehand.

God, now I am really getting nervous. I am with Dr H aswell. I have explicitly told that the only outstanding document is the tittle ''deeds'' to be put in my name. Dr H has done nothing for me regarding this problem. I dont know about you but I also paid a lot for his services.

Have you got your deeds ?

I wasnt trying to make you feel more nervous aagh. Mind you I have been rather laid back about all this and it may be a thin line between laid back and chronically stupid. Now I have nothing to base this on but I dont think anything weird is going on but I will check my file and maybe tomorrow pm you with the names of the documents I have signed and also those that Im about to sign and then you will know whether to expect more docs (you may already have signed the ones I have been sitting on).

My apartment is in the albatross development(also district XI) so time frames may be totally different but I presume ultimately legal docs will be very similar. If its any consolation before I got my apartment rented I was climbing the walls but now its working out. I will also check to see if I can decipher what our maintenace fees were. I didnt have a guaranteed rental so I know nothing bout how they work that out.

Will get back to you tomorrow or next day at latest.

I was too lazy not chasing them up also. I will go though my documentation also and see what I have. I also did not go for the guaranteed rental contract so mine is empty. I did an Ikea on it last year in one day so looks pretty good.

I got an email from someone in Home Centre yesterday regarding my outstanding deeds for my apartment and car space in WhiteCastle.He stated that the finance department has signed the irrevocable approval for the ownership transfer to my name and has transferred it to the legal department to handle the registration of ownership which can take few weeks.
Hopefully something will come about in the coming weeks..

I looked at what Ive got so far so here goes;
When I did the snagging in may 06 I signed a tecnical handover document

Then this year homecenter emailed me copy documents(since followed up by hardcopies from Dr.H (actually his apprentice) and these I have not signed up as yet(but the delay is mine at the moment). These were
1 " consent to modifications to sale contract and transfer of ownership "document which seems to be the document going to the Land Registry. There was only one relevant modification that I could make out to do with the car space I have to enquire further on this but it seems to be do with the other apartment owners having an option to buy the car space in the event of you selling the apartment? As I said I will be getting clarification

2. Deed of foundation which is all dutch to me(but thats because its in Hungarian ...My dutch isnt all that hot either ). I am guessing that this may be similar to ,in Ireland ,the covenants and conditions that you would find in a Lease or Lease of Easements. It also lists all the different apartments in the development and gives square footage and details of number of rooms etc.. I think this is one document covering entire block, you dont sign it as such simply a copy as proof that you were aware of its existence. Its not translated so I will be enquiring as to cost of getting a translation

3 You can go to budapest to sign these or to the Embassy(for a fee per document..thats an embassy fee not home center or Dr. H) or thirdly you can sign a power of attorney giving another lawyer power to do this(they sent me that too). This too has to be signed with the embassy but the fee comes to less

On the maintenance fee issue raised earlier in the thread I seem to have paid circa €50/80 per month to Nagy Y Tarsa kt( who I think are like the management company. Its referred to in my statements as "common costs" I liken this to a service charge here). It started due from once the Tecnical Handover was done. I was paying it but now my tenant is now paying this on top of the rent.

Hope this is of some use. For what its worth I have not found Home Center or Flat Management that bad to deal with,there are obviously differences both culturally and legally to Ireland and so there is an element of faith that you have to have what with distance and language that dont apply if we were buying here. Having read many threads on AAM I see many people very distrusting or annoyed or let down by the Hungarians. Until I read these I have to say I found the ones I have dealt with to be at least as straight as their equivalents here in Ireland. Having read the experiences of others I now dont know if I have been either naive or lucky or ripped off without realising or what? I guess time will tell !! One thing now is that I will be pursuing things a little more vigorously just to be sure to be sure.

Just to clarify my apartment not in white castle but albatross but all the people involved are same so procedures should be too

Has anyone bought one of their properties in Berlin? Frankfuter Allee? Would be interested in anyone's experience as this is a strange purchase where there are post completion payments as the building is renovated. Springs were looking to charge their "fee" on the total cost including renovation costs which is a con...a bit like Sherry Fitz selling you a redbrick needing renovation and then amending their fee based on its value post renovation....
 
Hi Hannhu, No, we have all only bought in Budapest. - I would be wary about post completion payments. I would do what I didn't do - Go and visit the property !

Hi all I am getting movement with Home Center... see mail received today -
Dear **$%£" ,

Please find attached the above document and get the personal data checked with Mr. **$%£" (Me!)

If they are correct, print them in 7 copies, attach (staple) the original contract to each copy and get them signed on every page, even the photocopied contract.
Then I will need 2 copies apostilled on the last page and all the copies sent back to me so that I can get them signed by the Vendor as well.
Then I can submit it to the Land registry and also post one original for Mr. **$%£".

This progress was made after contacting Dr. H's office.
