ICB Report - Is the report that I get the same as the report that's sent to the bank?

We're building an extension (as is half the country:) ) and we approached Ulster Bank for a top up on our mortgage.

I met with the "Customer Advisor" in UB and spoke to her about this. She said that based on the info I had given her that it shouldn't be a problem. We filled in the application form and returned it with the relevant documentation.

About a week later I got a call from the advisor and was asked about 2 missed payments for €650 and €532 that are appearing on my credit report. I'm very conscious of my credit record and make sure that all bills / repayments are met, so I was surprised to hear about this. I told her that nothing came to mind. She then asked me was I using the top-up loan to pay off these missed repayments. I assured her that the only loans we have are our home mortgage plus mortgages we have on a couple of investment properties. I have a Credit Card with Tesco, but there's a zero balance on this. The advisor said that she'd reply to the query from the underwriter stating that I had no missed repayments.

When I got this call, I applied to the ICB for my credit report. The advisor informed me last week that my application had been approved and that a letter of offer would be issued and that the cheque would be issued as long as the conditions were adhered to. I received the offer letter on Monday and the only condition was that I provide a copy of our life assurance showing that there is sufficient coverage with this. We signed the offer letter and provided a copy of our life assurance. I'm just waiting for the cheque to be issued.

The ICB report arrived this morning (Wednesday) and there's no sign of any missed payments. I can see on the report where Ulster Bank accessed my records earlier this month. Does anybody know if the report that's sent to the bank is any different to the report that's sent to me?

I'm still concerned as to where UB saw these "missed" repayments. Am I entitled to ask them to provide me with a copy of where these payments were listed?

Sometimes an agency other than the Irish Credit Bureau has given information about you to a credit provider or owner of goods, which has resulted in you being refused credit. This information may be kept on paper rather than computer files. If so, the Consumer Credit Act 1995 entitles you to find out the name of any agency that the credit provider has consulted. You must write to whoever refused you credit within 28 days. Once they get this request, they have 14 days to give you the name and address of any agency they consulted. Once you receive these details, you have a further 28 days to write to the relevant agency asking for any information that they have about you on file. You should send your request with the correct fee (currently € 6.35). The agency must then give you these details within 14 days of receiving the request.

The Consumer Credit Act also gives you the right to ask the agency to amend or remove any incorrect information on your file. The agency must tell you (again within 28 days of receiving the request) whether they have removed or amended the information, or whether they have taken no action. If you are still unhappy, the Act lets you complain to the Irish Financial Services Regulatory Authority [broken link removed] on Lo-call 1890 777 777. The Authority must investigate the matter when you send them the correct fee (currently € 12.70). If the IFSRA decides that your information must beamended or removed, the agency is obliged to comply with the direction.
