I am reviewing the layout of the Best Buy Tables - any suggestions?

The Best Buy Tables are getting very long and complicated.

For example, I have just updated the <50% LTV table and it comes out like this which is too long. It's supposed to be a Best Buys table and not a full listing of all available rates.

There are four potential audiences, and maybe I should try to do 4 separate ones

1) First time buyers - most will be borrowing 90%
2) Second time buyers
3) Lender switchers - people who are paying too high a rate and want a better deal
4) Product switchers - customers of, say Ulster Bank, who are paying the SVR and want to see what the best rate available is.

Then there are the multiple switchers who get all the cash back.

I don't like including permanent tsb as a Best Buy as they treat their existing customers very badly. So should I incorporate that type of information in the table? And what about their discounted rates for new customers? Might be important for multiple switchers.

And while Ulster Bank is a clear Best Buy, some people won't touch them because of their appalling admin.

And some lenders now have lower rates for larger mortgages?

Do I incorporate the cash back in calculating the effective rate?

So do I try to develop a programme which asks a few questions...
1) What LTV are you borrowing?
2) Are you a First Time Buyer, mover or switcher?
3) What size is your mortgage?
4) Are you prepared to switch again quickly after you have got your cash back?


Personally, I prefer looking at a rates table than answering a few questions and getting a limited range of answers.

For example, I might be borrowing 81% LTV but would cut it to 79% if the rate were lower.

No. I am trying to simplify it rather than make it more complex.

But you would be more than welcome to compile a separate BEst Buys for BTL.

The rate sheet I have attached to the first post contains the Buy to Let Rates.
