We are building on my wife's gifted site fronting the main road. it is an infill site and from the road there is gated access to land at the back of our site which may be used for her sisters to build on. This gated access will be inbetween our site and a neighbour's and is currently about 14 foot wide. Does anybody know how much width we would have to leave for access to a site behind ours? Also, would this have to be removed from our site location map for Land Registry title purposes?

As a minimum you will need 3.5m wide for a single lane access route (a little less than 12 feet). This width should also accommodate most other vehicles; although if the route is overly long you may need to think about incorporating some "hard shoulder" to allow vehicles to pass. Your solicitor should be able to advise on the mapping arrangments for Land Registry.

carefree..
are we assuming you are hoping to get permission on a site behind in the future?
a few issues:
1. it unlikely that the LA will grant permission on a site that doesnt have public road frontage.. check their development plan for rural site standards.... usually, houses behind others are considered 'back land development' and are refused...
2. any removal of this land from your land registry shouldnt be done until there is (?) planning permission granted on the land... to remove it now would be putting the cart before the horse...

cheers carpenter and syd the beat,
father was hoping to build behind our site which has full p.p. spoke to our engineer and he said same as sid..... no chance of building behind, but reckoned to leave a 6 metre access if we have to, so no real dramas - we had been told by someone to leave 30ft!
