How to set asking price?

I am trying to determine what asking price I should put on our house. There has been no comparable houses in the recent past to compare against.
My own feeling is to ask above what you might expect to receive as anyone making an offer on a house in the current climate is going to offer much less than the asking price.
There is a new estate selling off the plans in the area for €330k. How would a 7-yr old house compare against these?

Why not just get a few EA's to value it and then choose one of the figures or an average or the highest etc.?!?

We have recently gone sale agreed on our house. We set the selling price at what we thought was a reasonable level and achieved a price that was 20k over that price.

I think it is important to set the sale price at a reasonable level to hopefully get some viewers in the door. Setting too high a price may well scare viewers away.
