How to sell a house?

House on the market 3 mths and no viewings. Three auctioneers valued it at 470k, thought it was unrealistic and priced hse at 425k. mortgage amt is 340k. if i priced the hse at this level, would it generate interest or are houses just not selling. We had purchased another house last year to relocate to it, so we cant keep paying two mortgages. any suggestions?
 
Some people will tell you to doll your house up, change estate agents etc but dropping the price will be the best way to sell it. A house will sell if the price is low enough to make it stand out from the crowd.

Check the current asking price for similar houses in the area. Drop the price about €50k below this.
 
Many of the houses that I have seen sold recently have been in walk in condition. I would be inclined to believe that you have to create some emotional attachment to get people to buy. If a house is finished to a high standard with integrated appliances and well staged it will help people to see that it is somewhere that they can live for a number of years.

At the end of the day, have a look at what people are selling in your area and see if spending some money on your property could get you in to that market. Also if you can create a stunning property, get decent photos taken and send them in to the local / national newspapers.
 
If you were having loads of viewings, but no offers ,I'd say you need to spruce the place up. But as you aren't even getting any viewings I'd have to assume you're still asking too much.
