walk2dewater, I probably haven't been very clear but that's not my position at all. When I talk about expectation, I mean in statistical sense. For example, just because I'd "expect" to lose money playing roulette (about 2.5% playing red or black), doesn't mean I believe it's impossible to win. Of course I believe property can drop in value. We've seen it happen here and elsewhere. And I have plenty of time for the opinion that we're currently hitting the cusp of a bubble.
