How to get the most value from A house sale

I purchased a house 6 months ago in a small and mature housing estate on the Dublin Rd (25miles) and like the rest of the country I am getting cold feet, I am a first time buyer. I have decided to sell the house as I got it at a good price and stand to hopefully profit 40,000 euro. Plus I have free accomodation elsewhere.
The house needs some work, mainly cosmetic, paint etc, which I have started.
My question is should I push the boat out on decorating the house(gararge conversion, patio etc) or just stick to clean walls and floors?? I feel that I m chasing time till the ''soft landing'' comes crashing down so the quicker its sold the better I reckon.

Are you going to sell through an agent? Perhaps you could ask them for advice. I'd say a fresh lick of paint and a clean up would be well worth it. If your floors are not in great shape then you may want to consider getting a cheap carpet laid. you may not get all your decoaration costs back but it might sell the house quicker.

the local agents should be able to let you know what you should do. Get as many as you can in to value the property and see what they have to say about the extent of decoration required.

Talking to agent she said the same as you Don, Also advised to convert garage as it adds one more room on the house portfolio when selling, just removing garage door and putting sliding doors in to replace, no block work required.
In relation to clubman reply, Im looking into invester stamp duty, the house was purchased from a family member and was seen as my main place of residence so I dont think it applies to me.
