How to get rid of letting agent

Hi,

my property is rented and managed by a letting agency. I had few problems with the agency and I would like to terminate the contract with them. What should I do it , what is the notice period and in which form?

Can the agency have a right on the tennants? Saying for example that they have found them (but I paid for this service)?

I don't see any issue with terminating relationship with letting agent. Unless you have signed a contract with conditions which require a notice period etc. But I don't think that would be typical.

They have no rights on the tenants. The tenants presumably have a lease on your property, so ultimately that isn't changed by the letting agency not being involved any longer. You may need to contact them to let them know that they need to pay rent directly to you in future and to contact you in relation to problems they have with the property.
 
Generally there is a fee to find the tenants and then an ongoing fee to collect the rent and manage it. Two separate issues. No they don't have a 'right' to the tenants. But I'd imagine they have a contract than is for a minimum of one year. What did you sign?

What problems did you have with the Agency?
Why are you getting rid of them?
Are you going to manage it yourself?

thanks for the replies. The lease with my tenants will be over a year in a couple of weeks. The agency is not replying to emails or calls, and I need to chase them all the times. Also sometimes they are not sending me the full rent, just a part because they do mistakes. The last drop is now with the renewal of the lease agreement. My tenants sent me a letter to state that they want to stay in the property but I want them to sign a term lease for 12 months and the agency is not bothered to ask them or to insist to do so.
I am going to get a new agent.

I see now you've two threads. What has happened here is typical with letting agents. They get the big finders fee, have you snookered with a contract and have diddly squat interest in managing it properly now. Instead of the agent making your life easier, for which you are paying them, they are playing cat and mouse with you. I used to work with a connecting office to an estate agent and the managment of tenants was quite an experience. Repairs carried out willy nilly, expensive bills, rents not lodged on time. They were though good at getting out non paying tenants (two big men) but only after some weeks had passed, landlord paying for everything. Good luck with a new agent.

If I might suggest, have you a reliable family member to manage this for you. The tenant can pay you the rent by DD, but you pay your relation same as you pay the estate agent, you do this even if they do nothing, I have one family member that won't go near one of my tenants so the tenant doesn't ask him for anything, (has a look periodically of course- anyway neighbours would be on to us if anything was going on) family in there about 3 or 4 years now, kids play with neighbourts, but good tenants, that means money on time and keeps the house well, they even cut the grass (Bronte is impressed with this) !

There is another forum, irish landlord .ie I think, you might want to look at that. Alternatively there is the landlord representative body called IPOA, they are helpful (I am a member).
