How much should I offer

Hey all im new to this forum and am thinking of buying a house in the next few months,I was planning on waiting but a house in the area I want to buy in has come up.
Basically its a 3 bedroom semi dethatched in balbriggan for 210k,other house's in the same estate are going for 230k+(they are good house's and most of the residents have been there since they were built 10years ago.)
Anyway I rang up about viewing it and the estate agent told me they had an offer in for 195k and that she would ring me back about viewing it,she never did so I sent an email to them asking why was the house sold or had the offer been accepted?.... Ten minutes later, a man from the same estate agent rang me back asking me when I wanted to view it and that the house was still on the market and the person who offered 195k for it hasnt had his mortgage approved yet.
If Im happy with everything, I was wondering what would you adivse on offering for this house???
Sorry if this is a bit long just wanted to give as much info as possible..

To me it sounds like the estate agent is playing games. If you are still interested I would offer say €185,000 (call his bluff) and tell the estate agent if the other person drops out to give you a call.

Say it’s “a backup offer, if yer man drops out”.

What’s the worst that can happen? – You get rejected – so what, plenty more houses for sale. On the other hand if you really want this specific house, offer what you think it is worth. But be prepared to walk away.

Im going to view it this week and if everything goes well ill do that,
I have been in houses in the same estate before so I know what they are like.
Im in no rush to buy either so the worst than can happen is they give it to someone else...
