How much more on average for dormer window

Just wondering have quotes in for attic conversion without doing a dormer window on a hipped roof, just thinking it may be worth doing the dormer ,thought I would ask here what extra it would cost, don't want to go back to builders until I have rough idea, cheers
 
I think you'll find you'll need planning permission for a dormer and you should check whats the view on Velux in the planning office in your area.

Hipped roof can be quire restrictive in terms of head height, however a dorner to the side could infringe on privacy adjoining.

Had you considered seeking permission to raise a gable to extend the hip "up" and them to a dormer to the rear?

Both will need permission I think, but the amonut of space generated will be immense.

Also you need to consider Parts B K F etc of the Building Regulations to ensure compliance, and an alternative fire escape route may be adviseable.

ong thanks for your help, money is tight at the moment,in and out of work but have a budget that we need to stick to, got price of a guy recommended by my family to do attic(same fellow not been out of work in the recession so speaks volumes about his work) I will have to wait a couple of month's maybe for him,
he gave good price for basic consversion ,then I asked him about other options and he said as you said build up gable wall and so therfore changing roof slope(5k more) to much, then he said a dormer /dutch roof about 3.5K more again to much, . I thought it may be around the 2 k mark to do a dormer, My hipp does not over look back garden of neighbour her gable and my gable are facing each other.
I think he gave me to good of price for basic and maybe trying to make up. Now could you answer this for me, Is it possible that I go with basic build and if I choose later to do a dormer would it be straight forward to do later, I know a roofer who will do a dormer for me at less than 2k more like 1500E,but does not do attic conversions but I cant let the original guy know as it will get messy. Planning has been given to house around my estate for dormer type at hipp side, I can actually see them on the DCC site( and can copy from that). really appricated

It depends on the detail of the roof construction, because any opening relies on trimming, trimmer and trimmed rafters.

If you put this in now with jack rafters spanning the "ope" you may see an increase in cost but avoid the whole cost.

The guy building it will know you intend to do this later, but sure what harm.

There is a question as to whether the framing of the dormer ope in the roof constitutes development in advance of any permission for the dormer.

I'd have a talk to the planner about the matter at this point and agree it.
