How much for a new roof

Would anyone be able to tell me the price for a new roof on an ordinary terraced house with a dormer style window to the front.

Scaffolding, stipping existing roof coverings, re-lathing and felt, Fibre cement slates, fiberglass on dormer, skips, guttering.

Also how long should it take. 2 to 3 men for about 7 days ?

How much do workmen get paid?

have a reading through this site to get a feel for the level of insulation and products that are currently being used, and when your pricing the roof make sure the guys are pricing 'like for like'
 
Why don't you get quotes from a number of contractors?


Hi Bill K of course I've done that, but the quotes are hughly different so I just wanted to see what price range it should be. I've been quoted between 5K (very eager for job) and 10 K, 20 years in business, has a small crew of men and couldn't care less if I give them the job but sound like they will do a good job.

How do I negotiate down so that I don't feel like there is too much profit taking in the larger quote ?
 
No bias here, but a written up spec at least protects both parties and makes sure any quotes you get are for the same thing. A rogue tradesman then can't come back half way through the job and say he hadn't quoted for X, Y, Z!
 
Thanks for all the advice guys but I'd never get anywhere if I had to get drawings done etc. I just want an experienced builder to do the job, so far in life this has worked fine for me. Particularly as I'm not building the Taj Mahal. An ordinary roof is not a complicated piece of engineering. Anyone any idea of how much a new roof is nowadays?

Not to insult anybody but after what I've seen go up during the celtic tiger I've little faith in many of the professionals.

Likewise, and that's what I was getting at with the spec. Nothing fancy, just a list of the tasks/materials, depth of insulation, etc. Drawings, etc., posibly overkill alright
 
I was quoted 16k plus VAT for a two storey four bed with two dormer windows at the rear and a return about 3 meters by 4 metres. It included felting underneath which is not there currently and the usual trimmings like flashing, relaying felt on the dormers etc. I didn't go for it but the scaffo alone was 1.5k. He seemed like a decent guy as I have used him for fixes and the neighbours use him as well. The house is in D6 which probably influences the price.
 
I can understand getting a spec done for Slates,Felt insulation etc. but is there a need for a drawing for what the OP describes as a strip and replace job?
there is something a miss if the quotes are

what's a few quid for piece of mind?

Maybe the 5k guy is pricing a cheap cement fibre slate, non breathable felt and cosywrap insulation. Whereas 10k guy maybe quoting Thrutone slate, top grade breathable felt and Polyiso Rafterlok.Thats the spec sorted. But i'm just curious to know,what do you draw? What's already there,is it?
