How much do I owe revenue?

I am a single male, house owner and my tenant and his family (2 kids) moved in to my house in August 07, he asked me the other day about claiming rent relief on what he pays. which is 1000 per month.

I lived in the house from October 06 until the end of August 07. At this time I ceased working to go to University.

My salary was 24k per annum, I left work as I said in August 07, got tax back in November of around 950 euros. I also receive tax relief at source.

so i will probably have to register the house with revenue. I am on job seekers benefit since August 08 at 204 a week and living at home with parents.

the temptation is to give him a month's free rent as I hope to move back in to the house this coming August 09.

Is it worth saying I am living in one of the rooms in the house?

can anybody tell me how much revenue would want in seeing as it is an income? Thanks, I'll summarise it below:

Salary 24k until August 07

Rental Income from August 07 to present = 1000 a month
 
So you've broken the law on a number of issues:
1. Didn't register with PRTB on first renting out house
2. Haven't changed status of your mortgage/ppr so you're claiming TRS on an investment property?
3. Haven't declared your rental income ever, so the tax you received back in 07 was incorrect as you were in receipt of income after you left work

And you want advice on how to continue defrauding the system? This is askaboutmoney not askaboutgettingawaywithdefraudingthetaxsystem
 
the house is registered with the PRTB.

btw, if did you read the thread title at all? i asked how much do i owe them, it is not trying to defraud them. i have no major knowledge of tax issues, i just want an answer if somebody can provide it.
 
I think you would need to post more detail to get an answer to your question (how much you owe)-you haven't given any indication of what TRS you were claiming and what rental expenses (if any) you may be entitled to set against your rental income-there is also the issue of interest and penalties, I'm not sure if these are easily calculated


But at this stage, I think you would be best advised to seek the services of an accountant familiar with this sort of issue and get them to work out a liabaility and present it to the Revenue.

Can I just ask-what do you hope to achieve by offering your tenant a month's free rent?
 
It's good that you are trying to get your affairs in order. In order to calculate the tax you need to tell us how much rent you received (in total) and how much your expenses were (mortgage interest, wear & tear, insurance, PRTB, repairs etc). You may in fact have no tax liability. Have a look on AAM to the rental property section to give you an idea of tax in relation to being a landlord. The best think you did was register with the PRTB. Giving the tenant a month's rent will not make the problem go away, he may still try to claim rent relief and he doesn't need you to do anything for him to claim it. In relation to our welfare payment if it's not a means tested payment I don't think there is any problem but if it is means tested then that is a problem.
 
thanks for your replies.

one of the reasons i asked what i asked is cos i didn't get the answer i wanted from a junior in a firm of accountants in town. the person i wanted to ask hasnt been around in the last week.

i wont go in to any more detail as it clearly is complicated. btw it had been suggested to me by somebody else to offer a month's rent free, but i am aware that he can still claim back at any time in the future.
 
sorry but by mentioning giving the tenant a month free you are obviously doing that in the hope/expectation that he won't then apply for rent relief so you are obviously thinking of not fulfilling your tax obligations.
so the thread title and one of the options you are considering are mutually exclusive. also by looking for advice on whether to lie or not by saying you are living in the house also shows where you are coming from.
