how long to wait

I think it depends on where the house is. One around the corner from me sold within a week...marked sold, not sale agreed. Another took two weeks. Looking at other threads though, it can take a few months depending on the area.
 
If you need to complete the sale quickly, then I suppose it is. Lots of people have said that the market is slowing and there's a glut of properties. On another thread someone mentioned the bumper property supplement in the Irish Times last week. Others are quoting the amount of properties for sale on MyHome as being unusually high. From a personal perspective, I love the September issues of the Property Supplements because they are always a bumper edition, so I see very little change there. With regards to MyHome there are 3 houses/apts for sale on it in my area which are, in fact, sold.

Having said that, there are people on AAM waiting over 3 months to sell their properties. Interest rates are rising which will slow the market and due to a booming Spring, people are tending to ask for prices way over value this September. The market is undoubtedly correcting itself and therefore I think properties will start to take longer to sell, particularly in the satellite towns.
 
Selling a house is all about demand. If your house is in a desirable area where there is little direct competition you should sell well (whatever the Hearld headlines may be) i.e. big estates of carbon-copy houses dont sell as quickly nowadays if 20 are for sale as the prospective buyer will no doubt look at them all and this can affect your price too. To be honest even with an acceptable bid tabled it can still take upwards of 2 months until all the relevent paperwork is done.
