How long should we wait for roof repairs?

Hi all,

we've gone sale agreed on a top floor apartment but the the structural survey has revealed a leak in the flashings around the windows and possible further roof damage. We intend to ask the sellers to fix the roof and flashings before we progress the sale. The Management Company are responsible for getting the work done and xmas and new year holidays mean that not much is likely to happen in the next six weeks.

My question is: How long is a reasonable time limit to give to the vendors for completion of the repairs?
 
We've had repairs done on our apartment roof, failed, repeated, etc... Over to 6 times. Paid for engineers ourselves to review. We are currently leak free for about 18 months now, but 6+ leaks over 6 years has me very nervous of any property with past history of leaking. Just my humble opinion, if you can back out I'd consider it. Just because it isn't leaking now doesn't mean it won't leak in the future - in our case it is very dependent on the direction of the rain.

A number of the times they were 'sure' it was fixed, but still we wonder each time it rains what we will be coming to.
