I am currently looking at buying a 6-7 year old house (self build by current owners) and as part of the purchase preparations we got a thorough structural survey done by a qualified engineer. The engineer found no obvious issue with the the house but he did recommend we obtain the certificate for the hardcore used in the foundations of the house.
The vendors have told us they do not think they have the certificate and are wondering if we can proceed without this. The house was built in 2005/2006 and is in north Kildare so I have a concern about the pyrite issues in the area at that time.
If there was a pyrite issue with the foundations, would it have shown itself by now (6-7 years later)?
The only things the engineer found was some hairline cracking on ceilings which he noted as settlement cracks and some warping of the wood flooring near doorways due to the lack of expansion joints between rooms.
Should I be concerned that the owners who built the house don't have the certificate for the foundation material? Most people I have spoken to (including a solicitor and a quantity surveyor) have said they wouldn't expect people to have had the certificate as it's only recently that people are looking for this after the pyrite problems.
Does anyone have any opinion or comments on this that may help me?
