How do you value a lease?

Hi,
Are there any calculations that can be used to value a lease? I am considering buying a lease to a commercial premises but I have no idea how much it would be worth and the owner justs want me to put an offer in?
Anyone know?

Would an auctioneer not tell you,there are special tax rules for valuing leases but this is not necessarily the commercial value
 
It would depend on the terms, rent reviews, length etc. The owner will/should have a valuation done to know the market worth and it may be a little on the plus side. It is advisable to consult a local commercial auctioneer to do a valuation on this lease and as he is working on your behalf he may value a little more conservatively!. You should definitely get professional advice as it may save you a lot of dough in the long run.
 
please remember that when you sign a lease you are legally obliged to pay the rent until expiry or break clause date.
