How do you succesfull deal with an estate agent .

I have put a second offer on a property with an estate agent on 31/10/08. I have heard nothing since that date.

I rang up about my first offer which was refused and i made a second offer on 31/10/08.

I was tempted to follow it up last Friday evening but i just feel the builder and estate agent are just wasting my time.

I am wondering what kind of a game they are playing. Is this common not to respond for a certain lenght of time. To me it would be common good manners to keep a potential customer informed. All i really want is a yes/no answer. From a cashflow point of view things are presently extremely tight as i am trying to get deposit money together if offer successfull. I am holding back on booking xmas holidays out of country till i can get a clear answer on the above.

I be interested to hear from people with experience and also estate agent's on the forum about what is the procedure on time that i dont know about.

Its the waiting for the phone call/ email each day which is annoying me. By not calling them is that sending them a message?

What if they never replied?

Even if the vendor is away or uncontactable, it's poor form by the estate agent not to contact you by now.

Ring them in the morning and tell them that if you don't hear from them by close of business tomorrow, you're withdrawing your offer. Then post a letter through the door of the house explaining the position to the vendor, in case the fault lies solely with the auctioneer.

In the current climate, anyone who ignores a buyer in this manner is not worth dealing with.
The real question here is how badly do you want this particular property ?
Only you can answer this, but you should certainly ask yourself this question before you deal further with these jokers.

You've made a second offer after the first was rejected, so maybe you'll make a third ? and a fourth ?

As long as you are contactable (you are sure the estate agent has your contact details), then I would not make any more contact with these individuals. I would not write letters to vendor's etc. It is not your role in all this to educate anybody.

I do fully realise that what I have said is totally without attachment for this property and is made from a totally uninformed position;
BUT when dealing with estate agents, builders, etc. they should be treated with the same level of contempt they have shown to you.

Is it an individual in an estate agents or the company? We had a bad experience with an EA lately but went straight over their head and problem solved!

If you are struggling to get a deposit together to buy a house why on earth would you be also trying to go on holiday? My experience of estate agents is that you call them, they want to know you are serious/interested. Just pick up the phone and ask.

That post could also be described as cutting off your nose to spite your face. If there has been no contact, then just call them and ask for an update. Tell them that you made a firm offer two weeks ago and if it is not accepted you wish to know now so that you can move on to another property. Things like this can simply be a mistake, the ea involved could have been let go, it is not a game.
