How do I know which will be the cheapest mortgage provider?

I am in the market for a new mortgage and have spent the week on the phone to ;

AIB
BOI
PTSB
UB

Getting rates and applications lined up. Now AIB increase the rates and I need to get my head down again .

Edit; it now looks like BOI are increasing aswell .


I have taken my application with AIB the furthest .. Are the still giving the best Var rate ?


This is really hurting as I am coming off a ecb+0.8 tracker by moving .

I presume you are trading up? Is there any chance of deferring it as the banks might give deals to people who come off trackers.

There is simply no way of knowing which will be the cheapest.

AIB will probably be cheaper for a while longer.

Yea I am trading up but only borrowing what I currently owe on my existing mortgage €180k over 20yrs ... which is only an increase of 3.5yrs compared to the remaining time (16.5yrs) on my existing mortgage .

The balance is coming from savings to bring me up the required purchase amount of €270k approx, which gives me a LTV between the 50%-80% bracket that most lenders use.
 
Do you have any negative equity on your existing mortgage? - you'll have to pay back the neg equity from your savings as well.
 
There is no neg equity on my current property.

Not much equity either but .. I hope to walk away with +€8k
