Anyone know if the price of a full structural survey on a house would include a boundary inspection and compliance with planning permissions and building regulations and unauthorised developments ?
 
AFAIK, structural survey -

boundary inspection - No
compliance with planning permissions - No
building regulations - Yes
unauthorised developments - No
 
So if an engineer doesn't cover the boundary inspection,planning permission,or unauthorised/authorised extensions in a full structural survey - who would?
 
I like to have contracts available with all the maps and planning paperwork in hand before a client engages an architect/engineer so that client and expert have the benefit of that paperwork when doing the survey.

Very often, the client will be the best person to look at boundaries ( map to ground) although if its a rural site, I'd expect the expert to advise on location of septic tank.

Planning issues should be obvious from paperwork furnished and its also a good idea for a purchaser to do their own planning search.

I think one of the few benefits of the recession that I can think of is people being willing to make more effort and accept more responsibility for their own actions in major
things like a house purchase.

whats a reasonable charge for carrying out a full structural survey on a small 3 bed detached bungalow and confirming the boundaries,planning and building regs? Any idea ? I'm being quoted €562.50 which compared to what we would pay in UK is to me an awful lot.
 
I think its about right - I take it you want to rely on the report in the future!

Some people will tell you, you can get it done for less than the price of a pint - or near enough!

Agreed with MF1, you can pay less but I recently paid €600 inclusive of boundary search, but the company where very thorough and answered all questions after the fact and assured me they have Personal Indemnity insurance should they have missed something.
Also the report helped knock some money of the purchase price, as it highlighted issues we were not aware of.
