house rental lease question

I have tenants and their rental contract is up at the end of this month - I intended to renew their contract but now they say that will not be renewing. This means that they are giving me two week's notice - is this enough notice, and do I still owe them their full deposit?

Both parties knew the expiry date of the lease when it was signed, therefore a notice period is not relevant. In the absence of any new lease or signed agreement they are entitled to their deposit back once utility bills etc. are OK.

A tenant does not have to give notice of their intention to leave a property at the natural end of the lease. The notice of an end to the tenancy is implicit in the fixed-term nature of the lease, i.e. the end date of the lease.

Therefore, if a tenant seeks to move out of a property at the natural end of the lease, they are entitled to their deposit back.
