I had a house offer accepted yesterday 25% below the already reduced asking price still can't believe my luck. The house originally went on the market twice the price they accepted. Now Engineer is looking at house next week and the Solicitor should get the details on Tuesday. I have the mortgage approval and formal offer from bank. So provided there are no complications (its a fairly new build out on its own with no extensions) could we realistically be in the house by Christmas?
 
Within six weeks would be great would probably rent where I am for Christmas and make the big move in January.

One more question once an offer is accepted and holding deposit put down on house would the auctioneer generally stop shown the house and accepting offers from other potential buyers?

Thanks we are being told it because they are looking for fast move and need the funds fast to complete the sale of a house they are buying in their new location but will bare in mind what you said I have already got caught out a few weeks ago when I had to pull out of a sale due to planning permission/boundaries issue. So I anxious to find right property as all this eating into my savings.
 
You can request the estate agent to remove the house from the websites, if they haven't already. The only other delay could be getting life insurance which can take longer than you expect - if you or your partner have a medical condition or are awaiting tests, in that case you might need a GP's letter or to fill in additional medical questionnaires. So get onto getting life insurance quotes as well now while you have the time. You can even apply now and then they will wait until you get a moving date to implement the policy.
 
There's always going to be some complications. We had some minor ones and it took 12 weeks. I'd say you'd be very lucky to be in before Christmas.
 
Kinda worried now myself, I had hoped to have drawn down the mortgage before end of year to receive the tax relief which expires dec 31st,,,, right now engineers report done, solicitor in middle of tidying up bits n pieces of contract.... Mortgage offer letter due this week, life assurance approved so fingers crossed, it means an extra 130€ off mortgage repayments each month so really do hope all will be sorted
 
If your solicitor has their contract you shouldnt be too far off now, alittle over 4 weeks probably

If its the interest relief you are worried about your solicitor might draw it down alittle early
