House purchase about to fall through

Just wanted to ask here if anybody has been in a similar situation to me. I agreed to buy a house a couple months back, paid deposit. No contracts were exchanged as there was an issue with closing date.The purchase has become very messy due to legal issues with the roads and the fact that they havent found any where to live. My solicitor has said it should be ok in the end but it could take at least another couple of months, or more. He has advised if we want the house to sit tight and if not to maybe to pull out and buy somewhere that is vacant. A question that I want to know is if I pulled out and looked to purchase somewhere else would the solicitor charge me for the work he has already done on this current house purchase, as I couldnt afford to pay a solicitor twice.

Would the solicitor charge you for the work he has already done?

Now, read that sentence again.

There appears to be a perception out there that if someone does a whole heap of work that they do not need to be paid because (a) shure they're not doing anything else anyway (b) shure they'll get the next transaction I'm doing and (c) shure what did they do anyway?

This happened to us. We had already exchanged contracts but the seller pulled out of the sale due to a domestic dispute. Our solicitor charged us €250 euros. Which I thought was fair enough seeing as she'd done the bulk of the work. Her original price was going to be a flat fee of €1000 euro, less land registry fees etc, etc..
So ask your solicitor how much they will charge. If you agree to go back to them when you find another house, what they charge now may not be huge.

Go with your gut instinct about this sale, rather than basing on the decision to stick with this house because you can't afford another solicitor's fee. Also, if your budget is so tight that another few hundred on solicitor's fees is going to push you to the edge, it sounds like you might be better off leaving this one and trying to find something a bit cheaper.

Happened to us recently too. Our solicitor agreed to just charge us what was originally agreed when we find somewhere else as she wasn't out of pocket.

If we decide not to proceed with buying a house or don't use her for the sale I am sure I will have to pay for the hours she put into the sale that fell through and that's fair enough. I couldn't expect her to waive it and I think she was very fair to stick to the original quote even though it's more work for her.

Would they charge you if you used them on another sale ?

Are you sure its the full 2k, would that not include the land registry etc. that haven't been done yet?
