I've found a house with an asking price of 250k.
I called the EA and he said that it was sale agreed at 225k but they didnt get the booking deposit so it fell through.
I know the house has been on the market for a few months and when i asked the EA said it was only up 6 weeks.
If when I see it I want to put in an offer should i go in below the 225k offer.
I'm a first time buyer and even at 225k it would mean some very tight budgetting.
The house is a cottage and needs work.
Any ideas

In the current climate why not? The worst that can happen is that they say no and then you have to reconsider.
 
yup totally agree with clubman all they can say is no! remember they've probably had no offers since the last one fell through so you could get a good price

Why would the EA tell you that it went sale agreed for 225???

Me thinks, vendor has on market for 250k but hopes to get 225, otherwise the EA is not working in their clients interest. Personally I would offer below 225 and put a time limit to acceptance ... but thats me personally.
 
Bid well lower is my advice. My friend is after buying a 4 bed semi d in Mayo for €190K - the asking price was €215K.
 
not yet arranged a viewing for friday so might put one in then. want to have a good look around no point in going ahead if it needs to much done to it. its a fantastic site though.
