Folks

Need to get house insurance. The house is occupied by Ukrainians under the ARP scheme. We are not landlords in the sense of having a lease or being registered with RTB etc but at the same time house is not owner occupied. Should I still be looking for landlord insurance (am guessing a landlord policy would cover me for more than I need?). Really just need building and contents cover. There’s no mortgage so no bank interest involved either.

Its a 3 bed terrace in north county Dublin so a ballpark figure of price would help? Can get it for approximately 300 euro if owner occupied but not sure how much extra for new circumstances.

Thanks

Yip, you need landlord insurance as you have an increased liability risk.

Update - my existing insurers have agreed to renew with the same terms and quote. They have noted the Ukrainian tenants on their files and said that’s sufficient.

If you have written confirmation from them, well and good. If you don't I suggest you email them confirming the agreement and let them revert if they disagree.
