Having signed a contract to buy a house from plans nearly 1 year ago, and paid 10% deposit. It turns out that I am unable to get the mortgage now, as my financial situation has changed, Does this mean that I will lose my deposit?

You could be in trouble all right. You should check with the solicitor you used when signing the contract to be sure.
